Founded in 1969, Lawyer Mechanical Services (LMS) began as a four-person operation known then as Lawyer Trane Service Agency. From those early days on Highland Avenue in Las Vegas, the company quickly made a name for itself—most notably for commissioning the largest Trane chiller ever built at the legendary Stardust Hotel.

Over the years, LMS expanded its capabilities by adding boiler service and water treatment, steadily growing to meet the city’s evolving demands. As Las Vegas transformed, LMS became an integral part of that story, providing HVAC systems, service, and innovation across nearly every major commercial and institutional development in the valley.

In the early 1970s, the company incorporated as Lawyer Mechanical Services in the state of Nevada. Decades of growth followed, including the launch of ae3 Alliance in 2013, a collaborative effort focused on delivering energy-efficient, economic, and environmentally sound building solutions.

Today, LMS stands as a single-source provider for HVAC service, equipment, automation, controls, and energy solutions throughout Southern Nevada. With a team of nearly 60 associates, we remain deeply rooted in the community and proud of the work we’ve contributed to Las Vegas’ most iconic properties—from resorts and stadiums to hospitals, corporate campuses, and civic institutions.

In 2024, we proudly celebrated 55 years of continuous operation, a milestone that speaks to our enduring values, our commitment to excellence, and our belief in putting people—clients, community, and associates—first.
